What a drone shows that a camera on the ground cannot
Drone footage from La Devesa and Port Marina, and why aerial work decides whether a property sells or sits.
A property is rarely just a building. It is a building in a place. A villa in Cadaqués is the villa plus the cove below it. An apartment in Palamós is the apartment plus the marina, the beach, the line where the Costa Brava meets the open sea. A masia in the Empordà is the stone walls plus the olive trees, the inland villages, the rhythm of the surrounding land. The building you can show with a camera on the ground. The place you can only show from above.
For the past months I have been flying for Girona Life Developers on two of their new constructions. La Devesa, a sixteen-unit residential project rising next to Parc de la Devesa in Girona itself. Port Marina, nine apartments on the first line of Palamós, between the marina and the sea. Both are under construction. Both will be sold off plan before anyone can walk through the finished apartments. The drone footage is doing most of the selling work that the architecture cannot yet do for itself.
## What drone footage actually shows
Three things, primarily.
The first is location. From the ground, you can describe a property as "next to the park" or "first line of the ocean." From the air, you do not describe anything. You show it. La Devesa from above is the building rising in the foreground and forty hectares of hundred-year-old plane trees stretching beyond it. Port Marina from above is the building, the harbour, the two beaches within walking distance, and the open Mediterranean. A buyer who sees this footage does not need to be convinced of the location. They have already seen it.
The second is progress. Construction projects need to communicate momentum. Investors and early buyers want evidence that the project is real, that the timeline is moving, that the money is being spent on the building they were promised. Aerial work documents the structural moments from angles a buyer could not otherwise see. The foundations going in. The walls going up. The frame finished. The roof on. Each season of construction tells the next part of the story, and a developer who shows that story consistently sells off plan more easily than one who sends still photos every quarter.
The third is context for everything else. Walk-through video inside a finished property is much more compelling when it is bookended by aerial work that situates the property in its setting. The drone establishes the place, the ground camera reveals the home, the cycle closes. This is the workflow we use on every project where both finished interiors and aerial coverage make sense.
## Why most drone work in the region is not real drone work
Most people offering "drone shots" along the Costa Brava and the Empordà cannot legally fly the equipment they are advertising. Spanish airspace is divided into green, yellow, and red zones, with the red zones requiring AESA authorization before any flight can take place. Drone work also requires a commercial operator certificate and an insurance policy covering third-party liability. A photographer with a hobby drone is not the same thing as a commercial drone operator, and the legal exposure is on the client if something goes wrong on a property that was not properly cleared.
I am AESA-certified, fully insured for commercial drone operations, and I fly a DJI Avata 2 for cinematic aerial work, including interior FPV flight through finished apartments. That last capability is rare in the region. Most local pilots cannot legally fly the equipment in an interior space, which means most local hotels, villas, and finished residential developments are missing one of the most cinematic tools available for showcasing a finished property.
## Who I film for
The most obvious use case is real estate development, both pre-sale construction and finished residential projects, which is where La Devesa and Port Marina sit. But the same drone capability applies across the full hospitality and property economy in the region.
Short-term rental properties on the Costa Brava and in the Empordà, especially coastal villas, beachfront apartments, fincas with land, and inland masias whose value depends on their landscape. Boutique hotels, rural hotels, agroturismo properties, hotels with gardens or pools or sea access. Restaurants and bars with terraces, beach access, or distinctive exteriors. Wineries and vineyards across the Empordà DO region. Golf clubs, country clubs, sporting estates. Marinas and ports. Agricultural and olive estates. Commercial properties for sale or lease, office buildings, retail developments. Industrial properties where scale needs to be visible. Heritage properties, restored masias, architecturally significant homes. Tourism boards, town promotional materials, regional campaigns. Wedding venues and event estates wanting to show grounds from above. Cycling routes and training-camp properties, which is a growing line given Girona's status as one of the cycling capitals of Europe.
If a property has a place worth showing, a drone shows it. If it is in a flight-restricted zone, I handle the authorization. The work is the same.
## The Port Marina footage taught me something
The last time I flew over Port Marina, the light hit the water at the angle you can only catch about twenty minutes a day. The harbour, the boats, the line of the building, the open sea behind it. The shot lasted less than a minute. It does not matter how much equipment you carry or how many certifications you hold. The work is still about being in the right place at the right hour and pressing record. Everything else is in service to that.
